LOCATION: Located in the heart of Beijing's central business district, the subject property is directly across from Kerry Centre and in the vicinity of International Trade Centre and
DEVELOPMENT STATUS:

1.     The subject was approved by Beijing Planning Committee in 1996.  The project approval permit was issued in September 1997.  The construction approval permit was issued in October 1997.

2.     The subject was co-developed by Beijing Machinery & Electrical Equipment General Corporation and Beijing Tianhai Industry Co., Ltd. with a total ground area of 5,200 square meters and a total build-up area of 41,000 square meters.  Out of the total build-up area, Beijing Machinery & Electrical Equipment General Corp. has the ownership of 27,500 square meters.  The two units lay side by side, each with its own piece of land.  Under the principal of one united planning and exterior appearance, the building is constructed by one united construction team with individual budget, separate investment and two un-related independent amenity systems.

3.     Construction Progress: This project was constructed by Beijing No. 6 Construction Company, the winner of National Ru Ban Award.  The construction began in November 1997.  Currently, the exterior finishing is mostly completed, and the installation of amenity is in process.  The interior finishing has not started yet.  

 

PROJECT DESCRIPTION:

This mixed use complex is  license to be used for business office, exhibition, commercial apartment and other related usage.

1.    The complex is composed of 3 underground levels, a 6-level podium, 1 10-level South Tower and 1 13-level North Tower facing Guanghua Road, opposite Kerry Center.

2.    The three underground levels (2,323 sq. m. each) are used for parking area, electrical rooms and other utility rooms.

3.    The 3 Podium levels (2,000 sq. m. each) have a floor to ceiling height of 4-4.5m and can be used as retail or exhibition halls.

4.    Podium Level 4 (475 sq. m.) can be used as multi-function hall with a capacity for 200-person function.

5.    Podium Level 5 (475 sq. m.) and Level 6 (395 sq. m.) can be used as restaurants.

6.    South Tower Level 4 – 10 (total 4,305 sq. m.) can be used as commercial apartments and business offices.

7.    North Tower Level 4 – 13 (total 7,688 sq. m.) can be used as offices  

AMENITIES:

The buildings are equipped with: 

1.     Elevator – four passenger elevators (1,000-kg) with the speed of 1.5 meter/second and two cargo elevators (1-ton and 2-ton). 

2.     Electricity – 2000kw double-way electricity supply. 

3.     Air Conditioning – Central system with steam-heating and freezing technology 

4.     Parking – 64 parking space underground and 30 parking space aboveground. 

5.     Fire alarm system – equipped with smoke detectors, sprinklers, fire host, and centralized control system as per the regulations of the fire department. 

6.     Telecommunication – central wiring system with telephone lines, computer cable lines and television receiving system
